How I sell a home in the Greater Tulsa Area: a preparation plan first, pricing you choose with the full picture, professional media, digital ads and weekly updates.

The short version

A lot of homes go on the market the same way. The sign goes up, the listing goes into the MLS, and everyone waits to see who calls. Some homes sell that way. Many sit longer than they needed to, or sell for less than the seller hoped, because the work that should have happened before launch day never happened.

I sell a home in the Greater Tulsa Area in the opposite order. The planning comes first, and the listing comes last. Before your home goes public, you and I have a preparation plan, a clear picture of where your price sits, professional photography and video ready to go, and a marketing campaign built for the buyer most likely to love your home.

I organize that work into four parts: Equity, Presentation, Impact and Campaign. Each one answers a question sellers ask me in our first conversation. What is my home worth? What do I need to do to get it ready? What are you doing to get it sold? What happens once it's on the market?

Equity: know where your home stands before you choose a price

"What price do you think I should list my home for?" is usually the first question a seller asks me, and it deserves more than a number on a sheet of paper.

I start with the homes that have actually sold near yours: how they compare in size, age, condition and updates, and what buyers paid for them. Then I look at what is on the market right now, because those homes are your competition the day you go live. A buyer touring your home this month is also touring those homes, and they will compare every one of them.

From there, I walk you through where your home fits. Which features buyers in your area will pay more for. Which ones matter less than you might expect. What an appraiser is likely to look at if your buyer is financing. How a higher or lower list price tends to change the number of showings and the kind of offers that follow.

The list price is your decision. My job is to make sure you choose it with the full picture in front of you, including the parts that are hard to hear. If I think a price will cost you time on the market, I'll tell you, and I'll show you why. If the numbers point to something better than you expected, I'll show you that too.

This is also where we talk about your equity: roughly what you can expect to walk away with after the sale, and how that affects your next move. For many of my downsizing clients, this number shapes every decision that comes after it, so we work it out early.

Presentation: your home, prepared and photographed before anyone sees it

"What things do I need to complete for my home to be ready to go on the market?" is the second question I hear most. The answer is almost never "everything," and it is rarely "nothing."

Before your home goes on the market, I walk through it with you and put together a preparation plan. It covers staging, the repairs worth making, the improvements that will pay off, and the ones that won't. I want your money and energy going to the things buyers notice, not to projects that feel important but don't change what someone will offer.

Once your home is ready, it is photographed by a professional photographer, typically 25 to 40 images. It also gets video and drone footage, so buyers can see the layout, the lot and the setting, not only the rooms. Online is where nearly every buyer sees your home first. The photos and video decide whether they book a showing or scroll past.

I write the listing description around the buyer most likely to want your home, with the details that matter to them: the floor plan, the updates, the yard, the drive to the places they go every day. A description that could fit any house on the street tells a buyer nothing.

None of this goes public until you have seen it and you are comfortable with it.

Impact: reaching buyers who aren't searching yet

"What are you doing to get my home sold?" is a fair question, and it should have a specific answer.

Your home goes into the MLS, which sends it out to the major home search sites. That part matters, but every listing in the Greater Tulsa Area gets it. On its own, it waits for a buyer who is already searching, in your price range, on the right day.

So I add a second layer. I run digital ads for your home on Facebook and Instagram, aimed at the buyers most likely to want it. Many of the people who end up buying a home were not actively searching the week it listed. They were scrolling, and a home they hadn't gone looking for caught their attention. Ads put your home in front of those people as well as the active searchers.

I also send your home to my email database, which includes past clients, the people in my sphere, and the buyers I am working with. Some of the best buyers for a home come through someone who already knows a person thinking about moving.

Every home is different, so the ads are built around yours: the kind of buyer it suits, the towns they are likely coming from, and what about your home is most likely to stop them.

Campaign: a plan for launch week and every week after

The first days on the market are when a home gets the most attention it will ever get. I plan for them instead of hoping they go well.

Before your home goes live, I run coming-soon marketing, so interested buyers and their agents already know it is on the way. When it launches, the photos, video, ads and email go out together, so all of that attention arrives at once.

Once your home is on the market, you hear from me every week. My update covers how many showings it had, what buyers and their agents said, what the market around you is doing, and what I recommend next. If something needs to change, you will hear it from me with a plan attached, not as a surprise.

When offers come in, I walk you through each one: the price, the terms, the financing, the timeline, and what each means for you. I'm a Certified Real Estate Negotiator, and my job is to protect your interests at every step through inspection, appraisal and closing.

How is your marketing different from putting my home on the MLS?

The MLS reaches buyers who are already searching. I add professional photography, video and drone footage, digital ads on Facebook and Instagram, coming-soon marketing, and an email to my database, so your home also reaches buyers who weren't searching yet.
