What Does a Buyer's Agent Do for a First-Time Buyer in Oklahoma?
The short answer
A buyer's agent guides you from your first search to the day you receive your keys. That includes finding homes that fit, setting up showings, writing your offer, negotiating the terms, working through the inspection period, and coordinating with your lender, the title company, and the seller's agent until closing. Before you tour homes with an agent, you'll sign a written agreement that spells out the services, how long the agreement lasts, and how your agent is paid.
Whether you're buying in Tulsa, Broken Arrow, Jenks, Owasso, Collinsville, Coweta, Glenpool, or Catoosa, the same steps apply.
I'm Christina Shortsleeve, a REALTOR® with REMAX Results, and I help first-time buyers across the Greater Tulsa Area buy with a clear plan.
What does a buyer's agent do before you make an offer?
- Learns what you need. Your budget from your lender, the space and layout you want, your commute, and your timeline.
- Sets up your search. Homes that match what you're looking for, sent to you as they come on the market.
- Schedules and attends showings. And helps you look past paint and furniture to the layout, the roof, and the major systems.
- Explains each step before you reach it. So nothing about the process catches you off guard.
I recommend talking with an agent first, then a lender. That way you understand how the process works before you're pre-approved. My article on how pre-approval works explains the lender's part.
What does a buyer's agent do once you find the right home?
- Writes your offer. Price, earnest money, the closing date, and the other terms that matter to you.
- Negotiates the terms. Counteroffers go back and forth until you and the seller agree, or you decide to walk away.
- Guides you through the inspection period. Helping you read the report and decide what to ask the seller to address.
- Coordinates to closing. Keeping the lender, the title company, the appraisal, and the seller's agent moving toward your closing date, then the final walk-through and the keys.
My articles on how much to offer on a house and what a home inspection covers go deeper on those two steps.
Why do you sign a written agreement before touring homes?
Before you tour homes with an agent, you'll sign a written agreement. The Oklahoma Real Estate Commission offers a Buyer Broker Service Agreement form, which spells out the services, the length of the agreement, and the compensation.
With me, a first showing usually starts with a short touring agreement. Once you've decided you'd like to work with me, you'll sign a buyer broker agreement.
Under Oklahoma law (59 O.S. § 858-353), the length of a compensation agreement can't be more than one year, and if no time frame is written in, it defaults to 60 days.
How is a buyer's agent paid?
How your agent is paid is written into your agreement, and you and I go over it before you tour. Compensation is negotiable. The Commission's buyer broker form states that it is fully negotiable and not set by law.
Oklahoma law also requires a broker to share information about compensation and fees with you in writing before your purchase contract takes effect, and to tell you in writing, when an offer is made, which costs you'll be expected to pay.
What duties does a broker owe you in Oklahoma?
Oklahoma's broker relationships law, 59 O.S. § 858-351 and following, sets duties a broker can't waive. Under § 858-353, a broker must:
- Treat all parties with honesty and exercise reasonable skill and care.
- Receive and present written offers and counteroffers in a timely way, unless a party waives this in writing.
- Account for money and property, like your earnest money, in a timely way.
- Keep certain information confidential, such as that you're willing to pay more than you've offered, or why you're buying.
- Keep you informed about the transaction, as the party they're providing services to.
How do I work with first-time buyers?
I use The Buyer Confidence System: I listen first, educate you on each step, personalize the pace to how you make decisions, guide you through the search, the offer, and the inspection period, and follow through after you're in your home. At the start, every buyer receives the Purchasing Pathway, a document that outlines what to expect at each stage. My article on the home buying process in Oklahoma walks through the full sequence.
What mistakes do first-time buyers make with a buyer's agent?
- Skipping the first two conversations. Talk with an agent first, then a lender, so you know the process and your real number before you search.
- Signing without reading the agreement. Know the services, the length, and the compensation before you sign.
- Not asking about compensation up front. It's negotiable, so talk about it before you tour.
- Keeping questions to yourself. Your agent can only explain what you ask about.
