I built my process for them around one idea: I don't believe every buyer needs the same experience. I also created a document called the Purchasing Pathway. It lays out the whole road from today to closing day, so you can see every step before you take the first one. I created it for a real client who needed it, and I use it with first-time buyers today.

More than the down payment. Plan for your down payment, closing costs and earnest money, which is typically around 1% of the price in my market. Before we tour, I walk you through all of it with your real numbers.
My credit isn't great. Can I still buy a home?
Possibly. A lender looks at your whole picture, including credit, income, debts and savings. Talk with a lender early. I can introduce you to lenders who explain your options clearly and without pressure.
Do I have to commit to working with you right away?
No. New buyers start with a touring agreement. If you decide to work with me after our first meeting, we sign a Buyer Broker Agreement, and I walk you through every part of it first.
