New Construction or an Existing Home: Which Is Right for a First-Time Buyer in the Greater Tulsa Area?

Title card for the article: New Construction or an Existing Home: Which Is Right for a First-Time Buyer in the Greater Tulsa Area?

The short answer

Both can be a good fit for a first-time buyer. New construction offers new systems and less upkeep at the start, while an existing home often offers mature trees, finished landscaping, and more room to negotiate. Whichever you choose, a brand-new home still deserves its own inspection, and it helps to have your own agent from your very first visit to a builder.

Whether you're buying in Tulsa, Broken Arrow, Jenks, Owasso, Collinsville, Coweta, Glenpool, or Catoosa, the same comparison applies.

I'm Christina Shortsleeve, a REALTOR® with REMAX Results, and I help first-time buyers across the Greater Tulsa Area buy with a clear plan.

What are the pros of new construction?

  • New systems. A new roof, HVAC, water heater, and appliances.
  • A builder's warranty. Coverage on certain items for a set period. Read what it covers.
  • Choices. Depending on the stage of the build, you may choose finishes.
  • Less upkeep at the start.

What should you know before buying new construction?

  • The base price isn't always the final price. Upgrades and lot premiums can add up.
  • The timeline can change. A home that isn't finished yet may take longer than planned.
  • The builder's agent works for the builder. Having your own agent means someone is looking out for you.
  • Bring your agent on your first visit. Many builders ask you to register your agent the first time you visit.
  • Get your own inspection. New homes can still have issues, and an inspection catches them before closing.

What are the pros of an existing home?

  • Mature trees and finished landscaping. The yard and the street are already grown in.
  • What you see is what you get. No waiting on a build.
  • More room to negotiate. Right now in the Greater Tulsa Area, more homes are coming onto the market than going off it.
  • Often a larger lot. Depending on the area and age of the home.

With an existing home, the age of the big items matters. My article on what to look for at a showing covers the big five I check for my buyers.

How do you decide which is right for you?

Start with your must-haves, your timeline, and your budget. If you need to move by a certain date, a finished home may fit better. If you want new systems and less upkeep, new construction may be worth a look.

Either way, the inspection matters. My article on what a home inspection covers in Oklahoma explains what it looks at.

What mistakes do first-time buyers make with new construction?

  • Visiting the model home without their own agent. Bring your agent the first time.
  • Skipping the inspection because the home is new.
  • Budgeting only for the base price. Plan for upgrades, window coverings, and landscaping.
  • Not reading the warranty. Know what's covered and for how long.

Frequently asked questions

Is new construction or an existing home better for a first-time buyer?

Both can work. It depends on your must-haves, your timeline, and your budget.

Do I need an inspection on a new construction home?

Yes. New homes can still have issues, and an inspection catches them before closing.

Do I need my own agent to buy new construction?

It helps. The builder's agent works for the builder. Bring your own agent on your first visit, since many builders ask you to register your agent then.

Can I negotiate on new construction?

Sometimes. It depends on the builder and the market. Your agent can help you ask.
