How Does a Home Appraisal Work in Oklahoma, and What If It Comes In Low?

Title card for the article: How Does a Home Appraisal Work in Oklahoma, and What If It Comes In Low?

The short answer

If you're using a loan, your lender orders an appraisal to confirm the home's value supports the price. If the appraisal comes in low, it doesn't automatically end your purchase. There are three options: the buyer and seller can negotiate to the price the home appraised for, the buyer can bring additional funds to make up the difference, or the contract can be canceled if the buyer and seller can't come to an agreement.*

Whether you're buying in Tulsa, Broken Arrow, Jenks, Owasso, Collinsville, Coweta, Glenpool, or Catoosa, the appraisal is one of the steps between an accepted offer and closing day.

I'm Christina Shortsleeve, a REALTOR® with REMAX Results, and I help first-time buyers across the Greater Tulsa Area buy with a clear plan. A low appraisal can feel like bad news, but it's a step with options, not a dead end.

*Options may vary based upon contract terms.

What is a home appraisal?

An appraisal is an independent estimate of the home's value. If you're using a loan, your lender orders it to confirm the home's value supports the price you agreed to pay.

What does an appraisal cost?

In the Greater Tulsa Area, an appraisal costs approximately $600 to $850. It's paid by the buyer up front and, in most cases, isn't rolled into the loan. My article on the costs first-time buyers miss covers this and the other costs to plan for.

When does the appraisal happen?

After your offer is accepted and while the inspections are happening, your lender orders the appraisal. When there's a loan, a mortgage inspection report is also required by the lender, and in Oklahoma, the title company orders it. My article on the home buying process in Oklahoma shows where the appraisal fits.

New appraisal reports go into effect November 2, 2026. Closing has usually taken about 30 days, and with this change, it can potentially be closer to 45 days, depending on the loan program.

What if the appraisal comes in low?

A low appraisal doesn't automatically end your purchase. When an appraisal comes in low, there are three options:*

  1. The buyer and seller can negotiate to the price the home appraised for.
  2. The buyer can bring additional funds to make up the difference.
  3. The contract can be canceled if the buyer and seller can't come to an agreement.

Which option fits depends on the home, the numbers, and your contract. I'll walk through each one with you so you can decide clearly.

*Options may vary based upon contract terms.

What mistakes do buyers make with appraisals?

  • Assuming a low appraisal ends the deal. In many cases, there are options.
  • Forgetting the appraisal is paid up front. Plan for it as its own expense.
  • Not knowing their contract terms. Your options depend on how your contract is written.
