How I Help After an Expired Listing
I'm Christina Shortsleeve, a REALTOR® with RE/MAX Results. When I help a seller after an expired listing, I start by looking at what happened, gently and with the facts.
We review the showings and feedback you received, the homes that sold nearby while yours was on the market, and how your home was presented online. Then I give you my recommendation on what to change. Sometimes it's the price. Sometimes it's preparation, photos or marketing. Often it's a combination.
The price is always your decision. My job is to make sure you choose it with the full picture this time, and then to give your home a real relaunch rather than putting it back up the same way.

What Changes the Second Time
Relisting a home the same way it was listed before usually leads to the same result. A relaunch works when something meaningful changes, and buyers can see it.
The first change is often the presentation. New professional photography, typically 25 to 40 images, plus video and drone footage, gives buyers who scrolled past before a reason to look again. A preparation plan can also address anything that came up in showing feedback, whether that's a repair, staging, or a room that photographed poorly.
The second change is who sees the home. Alongside the MLS, I run digital ads on Facebook and Instagram aimed at the buyers most likely to want your home, send it to my email database, and use coming-soon marketing before it goes live again.
The third is communication. Once your home is back on the market, you hear from me every week with showings, feedback, and what the market around you is doing. If something needs to change, you hear it from me early, with a plan attached.

Maybe, but not automatically. I look at what sold near you and what buyers said, then give you my recommendation. The decision is yours.
Can I relist right away?
Usually yes, once your previous listing agreement has ended. I recommend taking time to fix what held the home back before it goes back on the market.
