Mistakes to Avoid

  • Pricing from an online estimate alone. Automated estimates can't see your updates, your layout or your lot. Use them as a starting point, not an answer.
  • Taking on big projects that won't pay off. Some repairs and updates change what buyers offer. Many don't. Decide before you spend.
  • Rushing the photos. Online is where nearly every buyer first sees your home. Photos taken before the home is ready are hard to undo.
  • Relying on the MLS alone. It reaches buyers who are already searching, on the right day, in your price range. Many buyers aren't searching yet.
  • Waiting too long to adjust. If showings or feedback tell you something isn't working, it's usually fixable. It's easier to fix early.
